Pune Emerges as Maharashtra's Most Reliable Real Estate Market, Say Industry Leaders

Real estate experts are increasingly bullish on Maharashtra's growth story beyond Mumbai and Pune is leading the pack.

In a recent industry roundup, Anand Agarwal, Managing Director of Ceratec Group, explained why Pune has become the state's second-biggest real estate hub after Mumbai: a fast-expanding IT and Global Capability Centre (GCC) ecosystem, strong education, infrastructure and manufacturing fundamentals, and consistently high rental yields paired with steady capital appreciation.

His view was echoed by leaders from Godrej Properties and Tata Realty, who pointed to Pune's balanced economy, expanding metro connectivity, and rising demand from genuine end-users buyers looking for homes to live in, not just returns to chase.

Agarwal also flagged Nagpur, Nashik, and Chhatrapati Sambhajinagar as the state's next growth wave driven respectively by logistics infrastructure, affordable housing alongside defense manufacturing expansion, and a surge in EV-linked industrial investment.

His takeaway for buyers and investors: cities that combine diverse industry with strong transport infrastructure will keep outpacing traditional, overcrowded metros a thesis that continues to shape Ceratec's own site-selection strategy.
